A Breakdown of Google I/O's Conference

AI nerds unite! This week marked another geek-out for tech and AI enthusiasts at the Google I/O 2025. This is the annual developer conference where the company announces its latest innovations, product updates, and future plans. The tech giant dropped some really cool updates that I thought you should know about.

I've stated before in another post that I think Google has really been knocking it out of the park recently. Not only in the pace and quality of products, but also in the useful application of the tools that I think a lot of CRE professionals can benefit from. Let's take a look at some of them.

Improved Search Functionality

Google's new "AI Mode" is rolling out nationwide. It's changing how search works by enabling longer, more complex queries and delivering comprehensive AI-generated responses. With AI Overviews already driving a 10% usage increase across 1.5 billion users in 200 countries, the platform now handles end-to-end AI search experiences that could streamline property research and market analysis.

The standout feature for CRE professionals is "Search Live," which allows real-time, conversational queries using your camera. Imagine pointing your phone at a property and asking detailed questions about zoning, comparable sales, or neighborhood demographics through live dialogue.

AI Mode also generates custom charts and graphs from complex datasets, particularly useful for financial and market analysis that typically requires multiple data sources and manual compilation. While the new shopping features and virtual try-on capabilities may seem consumer-focused, the underlying technology demonstrates AI's growing ability to process visual information and execute complex, multi-step research tasks.

For CRE folks who spend significant time gathering and analyzing property data, these search enhancements could significantly reduce research time while improving the depth and accuracy of market intelligence.

Go with the Flow...

Video generation continues to improve with each passing day. Image generation, audio, text, and now an improved movie/video generator is changing the game again. Flow was just introduced and is an AI-powered filmmaking tool that combines their Veo video generation, Imagen visual AI, and Gemini language models into a single creative platform. The tool enables users to create cinematic clips, scenes, and complete stories using natural language prompts. It offers professional features like Camera Controls for shot composition, Scenebuilder for narrative structure, and allows you to have full asset control.

I tell my students this all the time: there is no reason you should only be creating static pdf's in your business. It's lazy. There are so many creative ways to market and get attention nowadays.

This video was generated in Flow and pieces together four separate video assets. Obviously they need to work on the text generation, but what this product offers today is so easy and light years ahead of where we were. Audio generation is being introduced shortly.

Learning is Being Democratized

Learning anything has never been easier. I've been consistently praising the efforts of Google's NotebookLM team. They keep shipping great products. Upload anything into Notebook: PDFs, websites, YT videos, whatever, and create audio overviews (podcasts) based on the sources used. Want to learn quantum physics? Sure! Want to understand French cooking techniques? Never been a better time. Now, they are about to launch video overviews, which combine your resources with audio and visual assets to better understand these concepts.

Additionally, Google's new LearnLM, an AI model fine-tuned for learning, offers intriguing possibilities for the CRE sector beyond traditional educational settings. Imagine using its adaptive capabilities to rapidly upskill new brokers on complex market dynamics, provide personalized training for property managers on new technologies, or even streamline due diligence by explaining intricate zoning laws or environmental reports in an easily digestible, interactive format. LearnLM's focus on active learning and managing cognitive load could transform how CRE professionals acquire and retain critical industry knowledge, ultimately boosting efficiency and expertise across teams. It's currently being infused into the 2.5 model and will only get better with time.

Finally, I don't want to sound like a Google fanboy, and there's plenty that still needs to be worked out, but they are doing a very good job(imho) of getting products into user's hands that actually have real life applicability. And, if you're willing to give up your privacy permissions and integrate the Google suite of offerings, it becomes incredibly powerful. We'll talk more about "Agentic AI" in next week's newsletter, but integrating these suite features with agents will be keys to moving forward in production and beating the competition.

  • Usage of Gemini 2.5 Pro in the Gemini app has gone up 45%.
  • AI Overviews have scaled to over 1.5 billion users in 200 countries and territories.
  • AI Overviews are driving over 10% growth in the types of queries that show them in major markets like the U.S. and India.
  • Early testers of AI Mode in Search are asking queries two to three times the length of traditional searches.
  • Google Lens is used by more than 1.5 billion people monthly.
  • The Shopping Graph has more than 50 billion product listings, with over 2 billion listings refreshed every hour.
